n Architecture Inc. was commissioned to design and deliver an interior fit-out for a Culligan Water facility, located at 200 Montclair Drive in Woodstock, ON. The property is situated at the intersection of Montclair Dr and Juliana Dr and is developed as a commercial plaza consisting of four retail buildings. The Culligan Water unit, with an area of 1,591 sq. ft., is located within one of the existing commercial retail buildings.

The project transforms the unit into a functional and customer-focused environment that supports both retail and operational needs, creating a clean, efficient, and brand-driven space that reflects Culligan’s identity and service model. The layout is carefully organized to accommodate a public-facing reception and retail area, alongside specialized zones and back-of-house operations. The interior incorporates bold brand elements, including Culligan’s signature blue, paired with industrial materials. Exposed ceilings and mechanical systems contribute to a contemporary industrial aesthetic while maintaining cost efficiency and ease of maintenance.

n Architecture Inc. is a progressive architecture firm based in the Greater Toronto Area.

n Architecture Inc. was commissioned in 2016 to design a mixed-use commercial plaza on a 4.65-acre site in Courtice, Ontario, combining commercial, residential, and service-oriented uses to create a vibrant, multifunctional hub. The development includes a two-storey retail and office building, a four-pump gas canopy with a convenience store, a car wash, and a Tim Hortons – all currently operational alongside a planned nine-storey residential condominium.

Buildings are oriented along the main corridor to promote an active street frontage and pedestrian engagement. The building elevations feature a combination of red brick piers, grey horizontal siding, and expansive glazing, accented with subtle façade recesses, resulting in a contemporary mixed-use aesthetic that balances functionality with visual appeal.

The project successfully navigated the planning and approval process, securing all required permits from the authorities having jurisdiction.

n Architecture Inc. was commissioned to design the Mr. Lube and Mary’s Brown locations in Greater Sudbury, Ontario. The proposed development features a 3 bay, 630 square metre GFA Mr. Lube- quick lube oil and tire change shop and a 203 square metre Mary’s Brown’s quick service restaurant with drive-thru, covering a 5,313 square meters site area with a gross floor area of 833 square meters.

The design process presented unique challenges, particularly for the Mr. Lube location, as the site abutted wetlands to the south resulting in a high water table. As a result, the basement design required extensive planning and engineering considerations to address water management and foundation stability.

Mr. Lube has a steel and hollow core slab structure with silver-insulated metal wall panels. The brand’s blue and yellow signage adds a modern industrial look to the building. Mary Brown’s is a wood-framed building; some other natural materials used are stone, brick, EIFS, and metal siding.

The team worked closely with environmental experts and engineers to ensure that the development met all necessary codes and regulations while maintaining the project’s overall functionality and aesthetic appeal preserving the natural heritage features abutting the site. The design successfully integrates the operational needs of both businesses, while, offering a modern, efficient, and environmentally conscious commercial space for the Greater Sudbury community.

n Architecture Inc. was commissioned to design the Glover Family Dental Clinic. The clinic is located at 627 Froats Street, near the intersection of O’Brien Road and Froats Street in the Town of Renfrew, Ontario. The two-storey dental clinic has a GFA of 3,600 sq.ft, and is designed to accommodate a variety of dental services in a comfortable and relaxing environment. The dental clinic is designed with an urban barn style through pairing rustic and traditional building forms with modern elements and materials. The objective of designing the clinic in this approach is to construct a new building that would be consistent with the existing building typologies and ultimately create harmony with its surroundings.

The roof is pitched and faced with dark charcoal coloured shingles, and extends outwards overhanging the entrances with dark wood column supports. The exterior façade is designed with bright white siding and accented with brick of various grey tones. Significantly sized windows are placed along the facade to offer a surplus of natural light while creating a visual connection with both the interior and exterior.

The building’s plan extends across the ground floor and the basement, where public areas are found on the ground floor and private amenities are located in the basement. The reception area, consultation room, offices, laboratory, sterilization and pan room are designed as the core of the ground floor plan. Along the back wall are 7 operation and hygiene rooms.

n Architecture Inc. was commissioned by a Mr. Lube Franchisee to design an architectural prototype for the Mr. Lube Store. The design intent is to construct a new prototypical building that would accommodate vehicle maintenance servicing, while re-designing the Mr. Lube stores with a vibrant outlook.

The architectural colour palette of the structure proposes a new dynamic identity of Mr. Lube. The two primary colours yellow and blue represent an interesting colour contrast to create an energetic space that is welcoming to visitors. Blue transmits the feeling of positivity, confidence, and security. It is often used in commercial and business spaces. Yellow portrays optimism, curiosity, and cheerfulness. Using two fundamental colours as the basis of our design, we are able to visually communicate with pedestrians and customers through transparent, simple, and open dialogue. This proposal is intended as a standard prototype of Mr. Lube, and the colour selection reflects Mr. Lube’s signature logo and branding.

The material selected for the structure is insulated metal panels. The panels provide a seamless exterior and a lively elevation through vibrant silver finishing. Not only is there versatility in the installation of these panels for creative ambition, but the material also ensures efficiency through reduced installation time. Since this is a proposal for future development, sustainability is a priority for regenerative environmental development.

The structure is able to create an open dialogue with its visitors through visually aesthetic elements and design fluidity. The spatial concept of the proposed prototypical building presents a predominantly open, bright and customer-friendly architectural style. The service space is illuminated by natural light via a front glass facade and by artificial lighting though architectonic designed ceiling fixtures.

Status: Currently under consideration by Mr. Lube

Dreamed. Designed. Delivered.

n Architecture Inc. was commissioned to work on this project as a part of them being the Architect’s of record for the whole plaza. Located in the urban space of Scarborough, the Markham- McNicoll complex is a mixed used development. The site houses a four-story office building, a convenience store, a Tim Horton’s, 2 motor vehicle service shops, and a 4 pump gas station. The site is divided into four quadrants where each building in the complex borders the perimeter of the lot, allowing the facades of the buildings to face the street while creating an internal parking lot for ease of circulation. Integrating various building types was a design challenge accomplished by determining a common ground to create a cohesive aesthetic for the complex.

The four-storey office building follows an L-shaped plan with retail space, office space, and a restaurant. On the main floor, retail and restaurant space are allocated and can be accessed directly from the street and parking lot. The following floors are reserved for office space, keeping this private space separate from the public nature of the main floor. The materiality on the building’s elevation comprises of metal panels and face brick veneer. Additionally, this building is designed with a green roof and rooftop patio for future use.

The central atrium of the building is a design element that creates a dramatic entrance. The main staircase is designed in a hexagonal shape that compliments the similar form of the atrium. Visitors are greeted by the suspended staircase that draws the eye up vertically through the open atrium. The central staircase and atrium present the look and feel of a grand central foyer.

The construction of the building is complete and occupancy is undergoing.

Address: 3615 McNicoll Avenue, Scarborough, ON

Site Area: 5.2 Acres

Amenities: a Tim Horton’s restaurant, Commercial Building, Industrial Building & Gas Station

Status: Construction Completed as of December 2020

n Architecture Inc. was commissioned to work on this project in 2013. The Self-Storage management wanted to increase the capacity of the existing building by adding a 3–storey extension to the east side. This extension was built on site to promote the look of the existing building as well as being perfectly blending.

The Office building was added to the west side of the existing building in a 5-storey design as an individual new building. To achieve a harmonious design in site, satisfying both usages of storage and office, n Architecture Inc. exploited common materials and followed the same compositions but in different format. The result was a nice flow between the buildings in site while maintaining the building’s individuality based on their usage and practicality.

The Material we specified was Beige Brick which work well in both modern and traditional look and Black Brick as accent brick. Natural and earthy tones of Beige brick offer a nice contrast with accent black brick. To add more interest we have added touches of red bricks. Various tones of bricks, different installation patterns and the colour pallet have a look and feel of a relaxing (natural tones) and luxurious (bolder contrast) atmosphere.

As the end of the year approaches, we would like to present the current under construction projects from n Architecture Inc. 2018 was a very busy year for n Architecture Inc., with a total of 16 projects currently undergoing construction and/or renovations. These projects vary from temples, car wash, hotels and offices to industrial buildings and restaurants and are located in different provinces dealing with various number of construction companies. Each and every one of these projects requires a number of site visits and written reports to be sent until the construction is completed as per the approved drawings and compliant with the Ontario Building Code. While these projects are presently all at different stages of construction, for example, some are just starting while others are ready to be signed off; we are all excited to see the final results. Finally, as the new year approaches, we wish that 2019 will be filled with even more projects and construction activity…!

This new Mixed Use Development, designed by n Architecture Inc. is located at the south eastern corner of Bloor Street and Townline Road in Courtice, ON. The development is located on a 4.65 acre lot and is divided into 3 parcels. Parcel A and B consists of a 2 storey retail/office building, a 4 pump gas station with a Convenience Store , Carwash and a Tim Horton’s restaurant. Parcel C consists of a 8 to 9 storey Condo building.

The proposed condo building when built would include retails units on the ground floor, a daycare, gym, party room and a yoga room. The retail units on the ground floor would enhance pedestrian activity as the active frontages of these retail units are in close proximity to the street edge.

The main design intent of the proposed development is to create a pedestrian-friendly edge on Bloor Street and to provide people-oriented places that are accessible by public transit to prioritize pedestrian accessibility. The design intent is to reduce the overall space dedicated to accommodate automobiles.

The proposed development also provides ample landscaped amenity areas. These landscaped amenity areas would encourage pedestrian activity and reduce the urban heat island effect. Also, the landscape amenity areas provides tree coverage that enhance the urban fabric while at the same time creating a landscape screen/buffer between the commercial and the residential segment of the proposed development.

Another design feature of the condo building is the 45 degree angular plane measured from the south property line of the subject site. This feature comprises of terraces on the 6th, 7th and 8th floors. The terrace design creates an outdoor amenity/recreation space, thereby giving the occupants the opportunity to benefit from the scenic views of Lake Ontario.

Without a doubt, the proposed development enhances the urban fabric of the area and creates an aesthetically appealing public realm.

Commissioned in: 2015

Status: Site Plan Approval Stage

n Architecture Inc. is progressive Architecture firm in the Greater Toronto Area.
